Rental Criteria & Fee Transparency

We believe in clear, upfront pricing so you can apply with confidence. Here is a breakdown of our standard leasing fees and deposits:

  • Application Fee: $25 per adult (Required for every applicant over 18 and everyone living in the home).

  • Security Deposit: $500 up to one month’s rent (Based on approved credit and background check).

  • Pet Policy: We welcome your pets!

    • Pet Deposit: $300 (Refundable; waived for documented Emotional Support Animals/ESAs).

    • Pet Rent: $35 per month (Waived for documented ESAs).

  • Utilities: Not included in the base rent (Billed separately based on usage).

We are a pet-friendly community with a few guidelines to keep our neighborhood safe and comfortable for everyone

Pet Restrictions:

  • Breed Restrictions: Pit Bulls, Rottweilers, Presa Canario, German Shepherds, Huskies, Malamutes, Dobermans, Chowchows, St. Bernard’s, Great Danes, Akitas, Terriers (Staffordshire), Wolf Breeds, American Bull Dog, Karelian Bear Dog, Any hybrid or mixed breed of one of the aforementioned breeds

  • Poisonous Animals: Tarantulas, Piranhas

  • Exotic Pets / Animals: Including, Reptiles (snakes, iguanas, etc.) Ferrets, Skunks, Raccoons, Squirrels, Rabbits, Birds.

  • Maximum of 2 pets per apartment

  • A $300 refundable pet deposit and $35/month pet rent (per unit not per animal), no non-refundable pet fee.
